Large and comfortable 150 m2 apartment located in a residential context surrounded by greenery, a stone's throw from the historic center of Sasso Marconi. The property, complete with uncovered parking space in the communal garden, is located on the 1st floor (without lift) and has two bedrooms, two bathrooms and a large terrace. Up to 5 guests have full use of the kitchen, sheets and towels provided. Upon arrival our staff will be at the apartment to explain the operation of the equipment and deliver the keys. During your stay, we will be at your disposal for any event. This apartment, overlooking a private and very quiet road, is furnished in a simple and functional style. It is equipped with air conditioning in every room and independent heating, it is located close to the historic center of Sasso Marconi, in the context of a green neighborhood well served by commercial activities, from which you can reach the historic center in about 30 minutes by car of Bologna (45 minutes by bus). The entrance, furnished with custom-made wardrobes, leads into the large living room and, through a double French window, overlooks the large balcony that runs around the entire apartment. The living area includes a relaxation corner, furnished with two armchairs, a large wooden table capable of comfortably seating 6 people and a spacious bookcase next to which there is a 32" Smart TV. In a corner of the living room there is a single bed, which can possibly be set up as a sofa. Both through the entrance and from the living room, it is possible to access the eat-in kitchen: this offers guests a complete set and is equipped with an oven, column fridge, electric kettle, coffee machine, toaster and hob. From the kitchen you can access the large covered terrace of the apartment, which overlooks the Bolognese hills. To access the sleeping area, you follow a corridor that ends in the large master bedroom. Overlooking the greenery, this room is equipped with a comfortable double bed (160 x 200 cm), which can be divided on request into two singles (80 x 200 cm), and a large walk-in wardrobe. The second bedroom offers two single beds (80 x 200 cm), which can possibly be joined together to form a double bed (160 x 200 cm). The furnishings are completed by another large walk-in closet and a comfortable smart-working station, equipped with its own armchair. The washing machine is located in the main bathroom of the apartment, which has a window, decorated with elegant ceramics in light tones and equipped with a shower cubicle and a bathtub. Next to the main bathroom there is a second service bathroom (without shower), complete with a useful sink for laundry. Finally, along the corridor there is a well-organised storage room, where all the necessary equipment for cleaning and taking care of the house has been stored. Facilities: - Independent heating - Split air conditioning in every room - Unassigned uncovered parking space in the condominium car park - Terrace of approximately 14 m2 and balcony all around the apartment - Washing machine, drying rack and iron - 32" Smart TV - Kettle and coffee machine - A flight of 16 steps to access the property The rental price includes the initial and the final cleaning, the rent, Italian taxes (television and garbage) and doesn't cover the condominium expenses (€ 90 per month), WiFi internet (€ 40 per month) and bills (electricity, gas and water). Regarding the bills, a forfait of € 110 will be paid monthly. Only if you exceed this forfait, you would have to pay the difference. No refunds will be due if the total bill is less than the monthly forfait. If your stay includes some days of the subsequent month, the forfait for the bills will be calculated pro rata. Area: The apartment is located in a green residential area of Sasso Marconi, a quiet hillside village on the outskirts of Bologna, famous for its excellent local gastronomy. Located in the immediate vicinity of the historic center of Sasso Marconi, the apartment is easily reachable by car thanks to its proximity to the motorway entrance and at the same time allows you to arrive in Bologna in about 30 minutes via Via Porrettana. The area is surrounded by public parks and the profiles of the Bolognese Apennines that peek out above the roofs of the houses. It is possible to find numerous shops within walking distance of the house, including two supermarkets, the post office, the bank, as well as some delicious farmhouses and restaurants where, in season, you can appreciate recipes based on porcini mushrooms and white truffles. Public Transportation: Bus number 92 passes 300 m away. from the apartment and allows you to arrive directly in the heart of the historic center or to the Bologna train station, with a ride of approximately 45 minutes. Parking: The apartment is equipped with an unassigned parking space, subject to availability, inside the condominium car park. Furthermore, there is the possibility of free parking in the streets adjacent to the property. Pets: Pets are allowed. There is an extra cost of € 100+VAT (for the whole stay).
